South Carolina Residential Contractor License Surety Bonds

Residential contractors operating in South Carolina are required to maintain a license through the Residential Builders Commission. Part of the licensing process includes posting as surety bond, as required in Section 40-59-200 or 40-59-410(B)(2) of the Act. Bond amounts vary depending on license type:

  • Residential Builder/Certificate of Authorization – $15,000 Surety Bond
  • Residential Specialty Contractor (HVAC, plumber or electrician) – $10,000 Surety Bond
  • Registered Residential Specialty Contractor – $5,000 Surety Bond

The bond must be issued in the individual applicant’s name, listed as the principal and not in a company or business name. Contractor licenses are eligible for renewal every two (2) years, before June 30.
